The 'best' Airbnb suburb isn't always the most expensive - it's the one where average daily rate and occupancy combine to give the strongest annual yield for your property type. Here are the seven Adelaide markets we see performing strongest going into 2026.
1. Adelaide CBD
High occupancy (75-85%), strong ADR for one- and two-bed apartments, and demand driven by Adelaide 500, LIV Golf, Fringe, WOMADelaide and a steady year-round business-travel base. More on the CBD market →
2. Glenelg
Adelaide's strongest summer market. Beachside two- and three-beds command premium ADR from December through to Easter, with healthy shoulder seasons. More on Glenelg →
3. North Adelaide
Heritage character homes and proximity to the CBD, RAH and Adelaide Oval drive an unusually consistent year-round booking pattern. More on North Adelaide →
4. Adelaide Hills & Hahndorf
Weekend-skewed but exceptional ADR. Cottages with a hot tub or cellar-door proximity are booked out 8-12 months ahead through autumn. More on the Hills →
5. Henley Beach & Brighton
Slightly behind Glenelg on raw ADR but with lower competition and excellent guest reviews driving repeat bookings.
6. Norwood & Unley
Strong inner-east demand from corporate travellers and event guests who want quiet residential character within walking distance of restaurants.
7. McLaren Vale
Wine-region demand is robust and largely weekend-led. Properties with vineyard views or pool access command the strongest premium. More on McLaren Vale →
