Henley Beach market notes
Why Henley Beach performs the way it does.
Henley Beach is the most family-driven coastal market we manage. The guest profile pushes us toward larger floorplans, child-friendly amenities (cot, high chair, beach toys, fenced outdoor space where possible) and clear listing copy on bed configurations.
Length of stay is materially longer than the rest of the Adelaide coast — 7-night and 10-night stays in summer school holidays make Henley one of our higher-margin markets even though peak nightly rates trail Glenelg's.
The close-to-airport, close-to-tram positioning also produces a steady second revenue stream: mid-week airline crew and business travellers on 1–3 night stays who keep the calendar healthy in shoulder months.
