The Adelaide CBD is the most pricing-sensitive market we manage. Mid-week corporate demand sets a steady floor between Monday and Thursday, but the real upside is the event calendar — Mad March and the major event season deliver some of the strongest revenue weeks of the year when listings are set up to capture three- and four-night minimum stays during peak weekends.
Guests booking the CBD overwhelmingly value walkability over square metres. A well-photographed one-bedroom apartment on North Terrace or in the East End regularly out-earns a larger but harder-to-reach apartment on the city fringe. We tune the listing, photography and amenity bundle around the walking radius to Adelaide Oval, the Convention Centre and Rundle Mall.
Cleaning and turnover discipline matters more here than anywhere else — high turnover days during the Fringe leave no margin for late checkouts or supply shortages.
