Why Glenelg performs the way it does.
Glenelg's annual calendar is the most concentrated in our portfolio. Summer school holidays, NYE and the Australia Day long weekend drive the lion's share of revenue, and the window to lock that pricing in is closed by October. Owners who don't adjust until November consistently book out at last year's rates.
Guest expectations on the coast are unforgiving — air-conditioning, balcony with view, walk to the beach and walk to dining are not nice-to-haves, they are filter criteria. We tune listing photography around those filters before doing anything else.
Glenelg also functions as the natural CBD overflow during Mad March. Once central rates push past $400–$500 a night, value-conscious interstate visitors switch to a Glenelg apartment with the tram in.
