Listing copy, hero photography and the property's address chip on Airbnb all need to make that walkability unambiguous.
The demand pattern is sharp: Friday and Saturday nights are consistently booked out weeks ahead during the warmer months, while Sunday-to-Thursday needs active discounting and shorter-stay rules to clear. Owners who try to run a flat nightly rate leave significant revenue on the table here.
December is unusually strong thanks to the Christmas markets — we treat the four weekends leading into Christmas as a mini peak season with three-night minimums and weekend premiums set accordingly.
