Host Solutions is an Adelaide-based vacation property management company created by Charlton Gunn. Having managed our own Airbnb’s, as well as Resort accommodation, we ensure that every short-term rental listing performs to its highest potential.

We help busy property owners maximise their holiday home’s rental return through short-term rental management on platforms like Airbnb. 

We manage the process of listing your property, vetting customers, securing bookings, organising housekeeping and maintenance on behalf of the property owner and organising a direct bookings strategy. Simply, we remove the hassle and generate you more income for your holiday or vacation home.

We seek to improve upon traditional long-term rental yields, all while providing flexibility for landowners to use their properties when they want. Airbnb is definitely not dying. Often, owners receive higher returns than they do with renting their property with long-term tenants.

  • It can be frightening to rent out your property. Is my property going to be damaged? Will my short-term rental generate profit after cleaning and management expenses? Having actively managed over 12 of our own Airbnb’s, and over 30 apartments at a Resort, we have learnt to implement practices to protect your property and maximise profitability.

Promotion of direct bookings - no fees

  • We use three softwares that protect your property. Additionally, cleaners are required to photograph your property upon their clean. Owners are provided access to this information at meetings. Additionally, staff at Host Solutions will endeavour to be contactable anytime to address concerns.

  • Each month, we provide an owner’s report that summarises the previous month, including all revenue and expenses incurred.

  • We target customers who have either investment properties or holiday homes. Our customers are people who seek to both, maximise their rental yield and enjoy the flexibility of staying in their property - all without any stress and hassle.

  • At Host Solutions, we charge a 20% fee (inc. GST) on the revenue that your property earns after fees from third parties like Airbnb. This fee structure encourages us to generate you more direct bookings and increase your revenue.

  • Each property owner is provided access through their own ‘Owner’s Portal’ to on demand property analytics, including all earnings at a click of a button. Essentially, this is your way to check we are doing our job!

  • Host Solutions permits landowners to block off their property for their own use for a period of 28 days in a calendar year - guests cannot be the only ones who relax!

  • Did you know that over the past 12 months, Adelaide had a 78% occupancy on Airbnb? (But, property owners are still missing out on potential earnings). Only 23% of property owners have their listings on both Airbnb and VRBO/Stayz. Similar results are found in Melbourne.
